1. Rules & Regulations for The Edge Residents (House Rules)
1.1 General Provisions
We adhere to common rules to ensure harmonious cooperation. In the event of violations, the administration or a contracted management company can levy appropriate fees or penalties, fairly and transparently. This also applies to guests, tenants and family members.
These rules apply to all residents and ensure harmonious coexistence. By moving into one of The Edge apartments, you agree to abide by them.
1.2 Responsibility of The Residents
Community means consideration: Please treat communal areas, utilities and outdoor areas with care. If something does happen, the person responsible will take responsibility for any damage caused.
Your guests, your responsibility: You are responsible for ensuring that your guests also comply with the rules. If there are any violations, there may be consequences for you, including possible fees or penalties.
Clear solutions instead of conflicts: If violations have to be punished, all costs and legal fees incurred shall be borne by the resident.
1.3 Responsibility of The Residents
Everything remains transparent: If anything changes by the management, you will be informed in good time.
Trust & fairness: Breaches of the rules can be reported in writing. Your name will remain confidential unless your statement is the only evidence.
Find solutions together: If you disagree with a decision, you can submit a written complaint. We will examine your concerns carefully, and you will receive a clear response.
1.4 Safety & Liability
Freedom with responsibility: The Edge provides a safe environment, but assumes no liability for accidents, injuries, property damage or theft within the facility.

2. Use of the common areas
Corridors, stairwells and passageways must remain clear. These are not storage areas.
Parking spaces are limited and are not part of the communal areas.
Keep the communal areas clean and undamaged. If something does happen, the person who caused it takes responsibility.
Children under the age of 8 should be accompanied by an adult in shared spaces.
Keep it tidy outside your door. Please do not leave any shoes or objects outside your home.
A little decoration? Please ask first! Changes in the common areas are only allowed with permission.
Sports & ball games are not permitted in the communal areas.
3. Pool rules for water safety
The pool is an exclusive feel-good place, only for our residents and their registered guests.
Use of the pool is at your own risk. However, we want everyone to feel safe and relaxed.
Opening hours are from 07:00 to 23:00, so there is enough time for rest & relaxation.
For everyone’s enjoyment, showering before swimming is mandatory! This keeps the water fresh and clean for everyone.
Children under the age of 12 may only enter the pool with an adult.
Food, drinks & glass containers do not belong by the pool.
Pool furniture is available for everyone, please do not reserve it for long periods with towels.
Disruptive behavior will result in a temporary exclusion from the pool area.
4. Parking rules & vehicle use
Six outdoor parking spaces are available for our guests. Monitored by our security staff. Nevertheless, The Edge accepts no liability for damage, theft or vandalism to vehicles.
Parking spaces are allocated on a first come, first served basis. Reservations are not possible.
Please keep your parking lot clean. Oil, dirt or residue must be avoided.
Only standard vehicles are permitted; cars, motorcycles and minivans. Motorhomes, trucks or trailers are not permitted.
Entrances and access roads must always remain clear. If you are expecting a large delivery, please inform us in advance. Damage caused by delivery vehicles will be charged to the recipient.
Please park your vehicle properly within a parking space. Parking in two parking spaces or blocking other vehicles is not permitted.
Vehicles parked incorrectly will be towed at the owner’s expense.
